Farm Location: From the west entrance to Glenvil, Nebraska, 2 ½ miles south on State Spur 179, then 1 ½ miles east on 309 Road. Or from Fairfield, Nebraska, 6 miles west on Highway 74 to D Road, 2 miles north and ½ mile west on Road 309.
Legal Description: The Southeast Quarter of the Southeast Quarter (SE ¼ SE ¼) and The West Half of the Southeast Quarter (W ½ SE ¼) and the East Half of the Southwest Quarter (E ½ SW ¼) in Section Twenty-one (21), Township Six (6) North, Range Eight (8) West of the 6th P.M., Clay County, Nebraska Except an acreage of 17.41 acres.
This property consists of 184.37 acres in a combination of predominantly gravity irrigated with additional non-irrigated and waste grassland acres. It is a very productive farm with plentiful underground water supplies. The soil types are consistent with the area and are well suited for cropping historically practiced in the area.
There is a 10” irrigation well serving all the irrigated acres as well as a reuse earthen dam for catching and re-circulating of water from a portion of the farm and a smaller reuse pit on the south border of the farm with an electric pump. There is considerable underground piping for distribution of well and reuse water to various parts of the farm. The only irrigation equipment included in this sale is the Amarillo gear head, the 10” oil lubed pump and the electric re-use pump.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The earnest deposit may be made by cash, certified funds, personal or company check or a direct wire transfer. The balance will be due on or before December 21, 2017 by cash, certified funds or a direct wire transfer to the closing agent. The 2017 and all prior taxes will be paid by the sellers. Any equipment included in this transaction sells in as-is condition and without warranty of any kind. The cost of title insurance will be split evenly between the buyer and the sellers.
Announcements: All inspections required by the purchaser will need to be completed prior to the auction date. This sale is not contingent upon the ability of the purchaser to secure financing. Acreages & Mapping: The maps used in promotional materials and at the auction may not be to scale and are meant for illustration purposes only. The acres represented on this property are simply used as a multiplier for the total sales price. A survey has been completed describing the acreage not included in the auction. A copy of that survey is included in the PIP. The PIP also includes pertinent information such as FSA data, aerial, soils and topography maps, real estate tax information and well data.
Auction Method: Bidding increments are at the discretion of the auctioneer. Any absentee bids or bidding on behalf of another person or entity must be approved by Ruhter Auction & Realty Inc. and the sellers.
Possession: Full possession for the 2018 crop year will pass to the purchaser subject any remaining rights by the present tenant for the 2017 crop year.
