The auction will be conducted in the Giltner, Nebraska Community Room, Giltner, Nebraska.

The farm is located 1 mile North of Giltner on the paved road #502, the ¼ mile west on Road 7.

 

Legal Description: Part of the West Half of the Northeast Quarter of Section Six (6), Township Nine (9) North, Range Seven (7) West of the 6th P.M., Hamilton, County, Nebraska. Approximately 66 Acres +/-.

This property is partially irrigated by gravity irrigation as well as a center pivot system that is the property of the present tenant. There is also approximately 12.62 acres of rolling grass land and meadows.  The farm is in an area known for excellent water supplies as well as excellent soil types well adapted to crops commonly grown in the vicinity.  This property is lying just north of the City Limits of Giltner, Nebraska and would make an excellent property for a small farm and residential acreage prospect.

Terms of Sale

A payment equal to 20% of the purchase price will be due the day of the sale. The balance will be due at closing on or before February 28, 2017 by certified funds, cash or a direct wire transfer to the closing agent. A title insurance binder indicating marketable title vested in the names of the sellers. Cost of title insurance will be paid equally by the buyer and sellers.

Anyone wishing to bid for or purchase on behalf of another person or entity is required to divulge the identity of the eventual owner to the auction company or sellers prior to the auction.

A PIP will be available that contains pertinent information about the farm including aerial, soil and topography maps, tax information, FSA data, well water information and other related farm data.
