Tract #1 (Located at the intersection of Road 307 & W Road one mile north of Highway 74)


The SW ¼ Section Thirty-Four (34), Township Six (6) North, Range Five (5) West of the 6th P.M., Clay County, Nebraska 160 acres +/-.
This tract includes approximately 58.88 acres of gravity irrigated crop land served by an 8” well. The balance is in native pasture and meadow. There is a building site of approximately 5.2 acres in the southeast corner of the tract. It includes an older 1 ½ story home, barn, 2 Quonset style buildings, an un-attached 2 car garage, there are some older grain bins as well and other older farm related buildings.
Note: This tract will be offered in 2 tracts and as a whole and sold in the manner best suited to the seller.

The West ½ SW ¼, Section Thirty-Three, Township Six (6) North, Range Five (5) West of the 6th P.M., Clay County, Nebraska (80 acres +/-).
This consists of Approximately 11.42 acres of low sometimes flooded grass land with the balance in irrigated and non-irrigated crop land. There is an 8” well supplying the farm.

TERMS: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due by cash, certified funds or a direct wire transfer to the account of the closing agent on or before April 4, 2016. At closing, the sellers will present a title insurance binder indicating marketable title vested in the names of the sellers. Cost of title insurance will be split equally between the buyers and sellers. Full possession will pass to the purchaser upon closing. Limited possession will be granted the day of the auction to begin spring cropping preparation on the farm land. Full possession will be granted to the acreage purchaser April 30, 2016.
