This auction offers a great selection of pastureland along with some high quality non irrigated farmland all with excellent soils.
Auction Method: The properties will be offered in 3 tracts. Tracts 2 & 3 will be offered separately and in combination and sold in the manner best suiting the seller. Tract 1 will not be offered in any combination.

Tract #1

Location: From the intersection of Hwy 4 & Hwy 78 go 2 miles west to Rosemont (Rd 2000) then 6 miles south to (Rd Q). Or from Hwy 78 & Rd Q go 2 miles west. (The last mile of Road Q is minimum maintenance)

Legal Description: Southwest Quarter (SW ¼) of Section Twenty (20), Township Three North (T3N), Range Nine West (R9W) of the 6th P.M., Webster County, Nebraska, 156 acres more or less.

Description: This farm is one of the highest quality pastures that will be sold this marketing season! There are excellent soils with rolling terrain along with cross fencing and a submersible well. Tract #2

Location: In Nelson, Nebraska on Hwy 14 go west on 8th Street (toward the high school) then go 1 block north on Maple then turn west on 7th Street which turns into PQ Road. Continue about 2 ½ miles to 3300 Road then go south ½ mile.

Legal Description: West Half, West Half (W ½, W ½) of Section Thirty-three (33), Township Three North (T3N), Range Seven West (R7W) of the 6th P.M., Nuckolls County, Nebraska, 160 acres more or less.

Description: This farm consists of about 76.45 acres of very productive non irrigated farmland with the balance in high quality pasture along with very good habitat for deer, turkey and upland birds. The hunting rights for this property will pass to the buyer at closing. The water source for the pasture is submersible well and ponds and the fences are in very good condition.

Tract #3

Location: Adjacent to Tract #2. (See directions to Tract 2)

Legal Description: East Half, West Half (E ½, W ½) and the South Half, Southeast Quarter (S ½, SE ¼) of Section Thirty-three (33), Township Three North (T3N), Range Seven West (R7W) of the 6th P.M., Nuckolls County, Nebraska, 230 acres more or less.

Description: This property consists of excellent pastureland that is cross fenced into 2 parcels for efficient grazing. The water sources are a spring fed creek and ponds and the fence is in very good condition. The hunting rights to this property are not available to the new owner until June 15, 2024. A portion of this property was previously farmed and has been seeded back to native grasses providing high quality grazing.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 30, 2015 by cash, certified funds or a direct wire transfer to the closing agent. The 2015 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All equipment and improvements sell in “as is” condition.
