The auction will be held in the Crane Trust Visitor Center at the Alda, Nebraska I80 Exit.

The property is located from Doniphan, Nebraska, 4 miles west on Platte River Road and 1/2 mile South.

LEGAL DESCRIPTION:
The Northeast Quarter of section Eight (8), Township Nine (9) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska (159.4 acres +/-).

TRACT #1
Approximately 149.3 acres consisting of 98.36 acres of gravity irrigated land served by 2 wells and approximately 5.67 acres in non-irrigated land and 42.5 acres of native pasture. TERMS:
A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before April 15, 2013 by cash, check or a direct wire transfer to the trust account of the closing agent. At closing, the seller will present a title insurance binder indicating marketable title vested in the name of the seller. The cost of the title insurance will be split equally between the buyer and the sellers.

POSSESSION:
Cropland and Pastureland: At closing the purchaser will receive full possession subject to the present verbal leases for the 2013 crop and grazing seasons. Those are cash leases and the information is included in our PIP. Full possession date will be March 1, 2014 unless the purchaser desires to continue under the present leases.
