This is a level to rolling quarter section of predominantly in crop ground with the exception of a few smaller areas of tree stands and shelterbelt. This is a very nice 160 acre grassland tract. There are several ponds for watering of stock, an older windmill and cross fencing. The perimeter fencing is good with additional electric fencing along neighboring pastureland.

METHOD OF SALE
Tracts #1 & #2 will be offered in separate tracts and as a combination and sold in the manner best suited to the seller. Tract #3 will be sold as a single tract.

TERMS
A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before April 20, 2013 by cash, certified funds or a direct wire transfer to the trust account of the closing agent. At closing the closing the seller will present a title insurance binder indicating marketable title vested in the name of the seller. The cost of the title insurance will be split equally by the buyer and seller.

POSSESSION
Full possession will pass to the purchaser upon a successful closing. Right of entry to prepare for the 2013 season usage will be granted to purchasers upon the receipt of the earnest deposit.
