This auction will consist of an excellent gravity irrigated farm and a commercial property located in Roseland, Nebraska.
Farm Location: From Roseland go 1 mile east on U.S. Hwy 74 to Conestoga Ave, then 2 miles south.
Legal Description: South Half (S ½), Southwest Quarter (SW ¼) of Section Thirty-five (35), Township Six North (T6N), Range Eleven West (R11W) of the 6th P.M., Adams County, Nebraska, 80 acres more or less.
Description: This is a very high quality gravity irrigated farm located in an area known for good supplies of underground water. The nearly level terrain and excellent soil types along with very competitive markets for the crops grown will make this an excellent addition to someone’s farming operation.

Description: This building has 2 separate entrances. The U.S. Postal Service is in the north part of the building and has a multi year lease. Lease terms are available upon request. The south part of the building is vacant and available for use or lease. According to the Adams County Assessor the total square footage of the building is 2,160 square feet.
Possession: Buyer will have full possession of the south side of the building at closing and landlord’s possession of the north part of the building and must abide by the multi year lease with USPS.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before April 8, 2013 by cash, certified funds or a direct wire transfer to the closing agent. The 2012 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All buildings and improvements sell in “as is” condition. On the commercial property the 2013 taxes will be prorated to the day of closing.
