Auction Method: This auction will include 4 tracts of farmland. Tracts 1-3 will be offered both separately and in any combination and will be sold in the manner best suiting the seller. Tract #4 will not be offered in combination with any of the other tracts.
Location of Farms: From Red Cloud, Nebraska go 6 miles south on U.S. Hwy 281 or From Lebanon KS go 12 miles North to Tracts 1, 2 & 3. Tract 4 lies 1 mile west and ¼ mile north
Tract #1: Northwest Quarter (NW ¼) East of Hwy 281 Less R/W in Section Eleven (11), Township One South (T1S), Range Eleven West (R11W) of the 6th P.M., Smith County, Kansas, 83.3 acres more or less.
Description: This farm consists of high quality non irrigated cropland with rolling terrain and good soils.
Tract #2: Northwest Quarter (NW ¼) West of Hwy 281 Less R/W in Section Eleven (11), Township One South (T1S), Range Eleven West (R11W) of the 6th P.M., Smith County, Kansas, 61.8 acres more or less.
Description: This is a very nice pasture with good fences and rolling terrain.
Tract #3: Northeast Quarter (NE ¼) Less R/W in Section Ten (10), Township One South (T1S), Range Eleven West (R11W) of the 6th P.M., Smith County, Kansas, 158.6 acres more or less.
Description: This farm consists of about 62 acres of cropland, 30 acres of meadow with the balance in pasture and older improvements. The terrain of the farmland and meadow is gently rolling.
Tract #4: North Half (N ½), Southwest Quarter (SW ¼) Less R/W in Section Three (3), Township One South (T1S), Range Eleven West (R11W) of the 6th P.M., Smith County, Kansas, 79 acres more or less.
Description: This farm consists of about 44 acres of cropland that is gently rolling with the balance in a wooded area that creates an excellent wildlife habitat.
Possession: Full possession for the 2013 crop year will be granted at closing. The buyer may begin spring field work and preparation upon earnest money deposit the day of the auction.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before April 5, 2013 by cash, certified funds or a direct wire transfer to the closing agent. The 2012 and all prior taxes will be paid by the sellers. Title insurance will be split equally between the buyer and the seller. All buildings and improvements sell in “as is” condition.
A PIP (Property Information Packet) will be available by contacting Ruhter Auction & Realty, Inc. The PIP includes aerial mapping, soils and topography maps, FSA information, etc.
