FARM LOCATION: From the southeast corner of the Village of Harvard, Nebraska, 2 miles east on 319 Road, then 5 miles north on N Road to the southeast corner of the subject farm.

LEGAL DESCRIPTION: The Southeast Quarter of Section One (1), Township Eight (8) North, Range Seven (7) West of the 6th P.M., Clay County, Nebraska.

This is a rolling pivot irrigated farm with excellent water supplies. The sale includes a 9 tower Valley center pivot system with a corner system. It is located on an excellent county road with excellent access to competitive markets.

The farm is located in an area known for excellent crop production potential, has very good soil types and has enjoyed excellent management practices.

TERMS: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due at closing on or before March 8, 2013 by cash, certified funds or a direct wire transfer to the trust account of the closing agent. At closing, the seller will present a title insurance binder indicating marketable title vested in the names of the sellers. Cost of the title insurance will be shared equally by the buyer and sellers.

POSSESSION: Full possession for the 2013 crop year will be granted to the purchaser at closing.
