The auction will be held at the Harvest Hall, Seward County Fairgrounds, Seward, NE

This auction includes 2 tracts of high quality non-irrigated land just east of Seward, Nebraska and south of Highway 34. These tracts will be offered separately and in combination and will sell in the manner best suiting the sellers.

Tracts 1 & 2 are located in Section 27, T11N, R3E, Seward County, Nebraska.

Tract #1: N ½ SW ¼ & Part of the E ½ SE ¼, SW ¼ (90 acres +/-)

This is a very high quality non-irrigated tract with access for the Alvo Road on the west and along the west side of Tract #2. This is a rolling tract with good quality soil types and excellent yield potential. There are 2 small areas of trees and habitat. This is an excellent producer with excellent access.

Tract #2: Lot 2 of the Ketner Addition & All of the W ½ of the NE ¼ except the north 54.06 acres. (75 acres +/-)

This tract features good quality soil types and a gently rolling to rolling terrain. Some conservation terracing has been established on parts of the tract and there are some very small acreages of trees and habitat. Access to this tract is from Highway #34 along access easement on the west side of the 54.06 acre exclusion. Mapping is available in our Property Information Packet.

Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due by cash, certified funds or a direct wire transfer to the trust account of the closing agent on or before December 28, 2012. At closing the sellers will present a title insurance binder indicating marketable title vested in the names of the sellers. Cost of title insurance will be shared equally by the buyer and the seller.

Possession: Full possession for the 2013 crop year will be given to the purchasers.
