This is an 80 acre non-irrigated tract located just across the road north from Tract #1. This tract’s terrain is level to gently rolling. It is located in an area that would have adequate underground water to develop for pivot irrigation. The soil types are consistent to the area and well suited to crops grown in the area.
Terms: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before December 20, 2012 by cash, certified funds or a direct wire transfer to the trust account of the closing agent. At closing the sellers will present a title insurance binder indicating marketable title vested in the name of the seller. Title insurance costs will be split equally by the buyer and sellers. A preliminary title insurance search will be completed prior to sale date.
The 2012 and all prior taxes will be paid by the seller.
Possession: Full possession will be given to the purchaser for the 2013 crop year.
