Tract #1 is located from the intersection of Highway 4 and Bladen Spur, 5 miles south on 800 Road. Tract #2 is located 2 miles south and 2 miles west of Tract #1 at the intersection of Road 600 and Road P.

The Southwest Quarter of Section Seventeen (17), Township Three (3) North, Range Eleven (11) West of the 6th P.M., Webster County, Nebraska, (160 Acres more or less).

This is a rolling pivot irrigated farm with good water supplies and excellent equipment. There has been some conservation terracing completed on the farm as well as establishing of grass waterways for conservation purposes. It appears to be an excellent producer. There are a total of 148.86 acres of cropland. The sale includes the pivot, pump, gear head, engine and fuel tank.

This tract is a rolling center pivot farm with excellent equipment. The water supplies are excellent. There are approximately 143.46 acres of crop land. The northwest corner of the property is in grassland and an older abandoned farmstead. The southeast corner of 5.59 acres in also in grassland. The sale includes the pivot, pump, gear head, engine and fuel tank.

Terms of Auction: A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due on or before November 23, 2012 by cash, certified funds or a direct wire transfer to the closing agent. At the closing, the seller will supply a title insurance binder indicating marketable title vested in the name of the seller. Cost of title insurance will be shared equally by the buyer and seller.

Possession: These properties sell with full possession passing to the purchaser for the 2013 crop year.
