These four tracts will be offered as separate tracts and tracts 2 & 3 will also be offered
as a single unit and sold in the manner best suiting the seller.

TRACT #1

That tract of land containing approximately 62.5 acres of the north part of Lot One (1) in Section Nineteen (19), Township Fifteen North (T15N) Range Five West (R5W) of the 6th P.M., Merrick County, Nebraska.


This is a gravity irrigated farm located from Central City, Nebraska, 10 miles north on Highway 14, Then 3 miles east on X Road. It includes 2 irrigation wells. It includes a 4” turbine well and a 6 “ submersible well.

TRACT #2

The North One-Half of the Southwest Quarter (N1 ½ SW 1/4) of Section Twenty (20), Township Fifteen North (T15N), Range Five West (R5W) of the 6th P.M., Merrick County, Nebraska (80 acres more or less).


This tract is located 1/2 mile south of Tract #1 and is approximately 80 acres in size and includes 71.67 acres of irrigated and non-irrigated land served by 3 electric irrigation wells. The balance is in an old abandoned building site and grass land with scattered trees as well as roads and ditches.

TRACT #3

The South One-Half of the Southwest Quarter (S ½ SW ¼) of Section Twenty (20), Township Fifteen North (T15N), Range Five West (R5W) of the 6th P.M., Merrick County, Nebraska (80 acres more or less).

This tract lies adjacent to the south of tract #2. It consists of approximately 80 acres with approximately 3.44 acres of non-irrigated farm land. The balance is in native pasture land with average to good fencing. The balance is in roads and ditches

TRACT #4

The Southeast Quarter of the Northeast Quarter (SE1/4NE1/4) and the East 6.84 chains of the Southwest Quarter of the Northeast Quarter (SW1/4NE1/4) and the East 26.666 chains of Lot Four (4), all according to plat made by Leroy Gerrard, LS No. 290, filed in Book (3), Page 67 of the Plat Records in the Office of the County Clerk of Merrick County, Nebraska, all in Section Fourteen (14), Township Fourteen North (T14N), Range Five West (R5W) of the 6th P.M., subject to indentures of public utilities companies and subject to public highways. (117.75 acres more or less).


This tract located from Clarks, Nebraska, 1 ½  miles  south on 24th Road is a gravity irrigated farm with approximately 79.77 acres irrigated. This tract includes 2 turbine irrigation well powered by engines not included in this sale. There is an additional 3.47 acres of non-irrigated land west of the building site. There are 39.15 acres of native grass and timber adjoining the Platte River on the south edge. The river frontage offers some excellent habitat for deer or Turkey hunting. The balance is in roads and ditches and building site.

TERMS: A payment equal to 20% of the purchase will be due the day of the auction. The balance will be due on or before January 5, 2009 by cash, certified funds or a direct wire transfer to the trust account of Ruhter Auction & Realty Inc. At the closing the sellers will present a title insurance binder indicating marketable title vested in the name of the seller. Title insurance costs will be paid equally by the buyer and seller. Full possession March 1, 2009.

This auction is not contingent upon the ability of the purchaser to secure financing. Please consult you loan officer prior to the sale. All items of personal property included on this sale sell in as-is condition. Ruhter Auction & Realty Inc. are agents of the seller.
