Legal Description: The Northeast Quarter of Section Four, Township Eight North, Range Nine West of the 6th P.M., Adams County, Nebraska. Except a tract in the Southeast corner measuring 462’ X 24.75’. (154.72 acres more or less).



This is an extremely high quality gravity irrigated farm with 2 8” irrigation wells with Natural Gas available. It is located in an area with adequate water supplies and is close to market including terminals, feed yards as well as ethanol production. This farm is very close to very competitive markets including grain terminals, feed yards and ethanol plants. It is also located in an area very well known for seed corn production.

Terms:  A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due by cash, certified funds or a direct wire transfer of funds to the Trust Account of Ruhter Auction & Realty Inc. on or before January 8, 2009. The 2008 and all prior taxes will be paid by the sellers. At closing the sellers will present a title insurance binder indicating marketable title vested in the names of the sellers. The cost of that title insurance will be split equally by the buyer and seller. This auction sale is not contingent upon the ability of the purchaser to secure financing. Possession: Full possession will be given to the purchaser at closing subject to the existing lease for the 2008 crop year.
